I want to upgrade my electric service to 200amps…?

I’ve currently got a 100amp electric service. It is fine for the size of the house, but I’m looking to build an attached garage to house a few large power tools like a compressor etc.. I also want to install several baseboard electric heaters to supplement the forced air furnace in the chilly upstairs of the house. What should it cost me to upgrade to a 200amp service? The main power comes to the house at the roof-line and goes straight down to the basement (25-30′) and right into the breaker box.

not blowing breakers???????????????????

ok i just bought this trailer and it was made in 91. it had lots of water damage in the floors and some in the walls. i have most of this taken care of at this point but now the electric is acting all funny. it started with me having too many things on one plug really but i wasnt blowing breakers and i know when i draw too much (as our 3 space heaters cannot be on the same circuit or the breaker trips within 5 min) that they will blow.so one day the power on the overloaded plug goes out so i think ok go flip the breaker….but it wasnt tripped. also the plug like 1 ft away on the other side of the wall (i think on the same circuit) and the one caddy from it all 3 dont work(1 here in my room on the pc and the other 2 are in the LR). then on the other end of the house the bathroom, laundry room and both kichen lights wont work. but the bathrooms plugs stil work and so do the ones in the kitchen but not so much in the laundry room.o yea the light/fan above the stove dont work either but the stove does. also the air is a wall unit and when i turn it on it comes on but on high it is barely doing anything and its 220. i think the previos owners added it as the wire was just ran under the house to it.so anyway the first time it happened i distributed the power to some other circuits using extension cords as its my pc.monmitor.music.modem.printer.light. so its all in one spot. so after an hour or so everything came back on by itself and i got my pc going again and in 15 min it went out again. i waited forever and it never came back on. the next morninig when i got up it was all working fine again. so a week goes by and it does it again. overnight i had no power on all the mentioned stuff butt everythig else works and the breakers are not blowing.so today it done it again and when i started the air it was slow at first(unusual) then all of a sudden it started working fine and so was everythig else.i have one of those little things you plug in and the the 3 lights say if its hot/nuetral/open/etc. when it works it works and when it dont it dont so no help there. also since the first time now the bathroom light seems to take 5 seconds or so to come on every time now. if some one could give any ideas it would be good. when i had the floors and drywall out i seen alot of wire and all of it looked OK but IDK S*** about house wiring but no loose connections or cuts/splice or even melted or nuthin(really it all looked new) but i know it hassent been replaced however the air was put in by previos owners and i think they got power for the garage and outside light by tapping in behind the stove as once the stove stopped working and i checked all breakers (in the breaker box inside) and it turned out that it was outside opposite the stove on the wall and when i flipped it the stove/garage/light had power. but the stove is 220 and i have 110 in the garage and i assume the light is 110 as well. but that one breaker outside definatly controlled the 3. sorry this was so long but i dont wanna hear i left out important info so… if i did let me now……………….(ppl have already told me its a fire hazzard so….maybe trouble shooting ideas)

What could cause a water heather to not heat up and make a “bang” sound?

We hadn’t used the hot water since early this morning and it was fine however when trying to take a shower this evening, there was no hot water. Went into the garage to flip the breaker to see if it was something electrical and it makes a bang noise like a bass drum.

dont have $$ for an electrician ….I do have insuarance tho…..-_-

Can someone help me calculate the electrical load for my new house?

I used to know how to do this, but I haven’t done it for so long, I can’t remember how. I don’t know the nameplate data on the equipment because we haven’t picked it out yet. I’m going to have 2 split heat pump systems, one at 2.5 ton and the other at 1.5 ton. I will have an 80 gallon electric water heater, a Jacuzzi tub, dishwasher, electric stove, fridge, freezer, washer, electric dryer, garage with automatic door opener, 4 bedroom, 3.5 baths within 3100 square feet including the basement. To calculate it, just use whatever the average wattage is for each appliance since I don’t know what it is yet. I appreciate any help I can get.
sirknightrob, I do have electric heat. I have 2 heat pumps which are split units. One uses 10kw and the other uses 5kw.
I’ve tried the online load calculators and the last one I did said that my total amp load was 194 A. Maybe I did something wrong, but that’s pretty close to 200 A! Maybe I need a bigger service….

No hot water, no frozen pipes, what in the world could it be?

We woke this morning to no hot water. No water coming out of the hot faucet at all but the cold works just fine. The garage door was left open last night (where our electric water heater is) and it was well below freezing. Hubby checked the pipes out there and said they aren’t frozen…….so I don’t know what else could possible be wrong. Any ideas would be much appreciated!

I’ve had contractors working on the home that I rent for almost the entire time I’ve lived there?

I’ve been renting a house for approximately a year and a half. During a majority of the time that I have lived in the home, there have been contractors here working most of time fixing major things that have broken in the home, three months after moving in, I had black soot coming into the house from a broken flume under the house. it was all over the walls curtains, in the refrigerator, the dishwasher, furniture, in my children’s noses etc. it was repaired within a week. a few weeks later, the A/C ventilation had to be cleaned as well since it was full of soot as well. November 09 thru March 10, the basement garage would flood from all the rain and snow that we got. There was also oil from an old Old fuel tank that had been removed years ago that seeped into the garage walls from the ground and was now coming thru the walls in the garage. Drylox was used to coat and patch the walls in the garage and it lasted for about a month before they had to come back out due to it flooding again with water and oil coming thru the walls again this time much worse. Half of the back yard had to be dug up down to the bottom of the foundation with a mini plow, removed and old septic tank, and left the yard a muddy mess that couldn’t be walked on due to the ground being unstable. The deep holes had to be filled in and hay was spread so it would be less messy but it was still a mess. all of my items in the garage had to be put into two pod container that sat in my drive way for over two months because we couldnt get a hold of the contractors to come and get them months after the work had been completed. Jul through Sep 10 the fuel tank was removed and an electric water tank was installed. central air was installed upstairs and I was told that it would take about a week to finish. they started in Jul and finished in Sep. along with that, they replace the bathroom floor upstairs and downstairs, painted the base boards riped out all the old radiators and base board heaters, the contractors either didn’t show up or showed up late and left early or came late and stayed late. nothing in the house was covered so everything was covered in thick dust and pushed to the middle of the rooms so the house was a wreak for about two and a half months. my children could not sleep upstairs due to the dirt all over their beds!! One of the contractors even took liberty to use my teenagers electric shaver to trim his beard!! As of right now, the central air still does not work properly, the upstairs does not shut off on auto so it has to done manually, downstairs heat does not work only the A/C. I called the contractors and they came out (late in the evening time)and said that they would come back the next day to look at it. that was over a week ago and they have not been seen since! this was the norm with them they would work everyday for a week or so then leave everything all over the place and not show up for a week or so, no phone calls, couldn’t get ahold of them or they would call to say they were on their way so I would leave work to meet them at the house only to have them not show or call. I spoke with the owner regarding some items that were broken when they were here and I was told to take it up with the contractors. I told them I didn’t hire them so why am I having to deal with them? they said that they couldn’t do anything about it. I wrote a letter to the real estate managers as instructed by the Realtor. I described everything that has happened since moving here.

If maintenance work has not been repaired,after being requested many times?

Ive lived here 3 years,always paid rent on time. I have been waiting for repairs, painting to be done. Sprinklers busted Jan 4 in entryway and in garage.They have broken two huge holes and did not cover them, its been freezing cold in here and my heater runs continually, received a high electric bill. Also after asking for 3 years to paint walls correctly they came in Jan15 to paint, but they refused to paint the trims and doors that are dirty and were not painted before I moved in.

Can I withhold rent from my Landlord?

I’ve been living at this place for about 6 months now and well the place is pretty old and ragged but the rent is cheap based on the location and I’m not their very often, well 3 Months ago part of the roof in the garage collapsed from water damage (water damage has been an issue in other parts of the house before and so Icalled again 3 weeks ago since it got WORSE) this place has steadily gotten worse, the sink fell off it’s rotten mounts, I’ve ordered an exterminator since theirs Raccoons up in the attic. Their was no heat until November and now it only heats one side of the house the other side is heated with space heaters which is killing my electric bill, anyway back to the landlord side of things the guy is terrible, I contacted his wife 3 Months ago to fix the roof and of course he didn’t, Again I contacted her and Him 3 weeks ago, I have all of this information Saved in an Excel file and digitally signatured by a witness in the form of a friend or roommate. So can I withhold the rent or Hire a Contractor to do the work that my Lease Agreement said the landlord should have done. I’m not too terribly sure on lease laws and don’t want to pay the contractor then pay the landlord full rent for what he didn’t do.
